If you are interested in a very affordable private villa in a compound, read below. When I first arrived in Khobar, the main Aramco camp in Dhahran was full, so i was put in one of the many Aramco-leased compounds: Las Dunas (LD). In my view, it was the best compound at the time for Bachelors/Singles. Last year, when Aramco stopped leasing any compounds, and offered to all residents a place on camp, a few of the Aramcons that were living at Las Dunas decided to stay. Speaking for myself, the reason i stayed back was that the villas at LD are, hands-down, of superior quality vs. the ones in camp, all with a balcony, private shaded parking, a nice garden and lots of light. At the same time, the on-compound facilities are more than decent with two squash courts, two pools, one tennis court, a really good restaurant (food wise) and a gym with sauna & steam-room. All these 15 minutes from Camp. Photos below: s1352.photobucket.com/user/specialkx3/library/Las%20Dunas%20Garden%20Village?sort=3&page=1When Aramco stopped the lease with the compound, LD's management was accustomed to receiving a very generous rent, so they decided to maintain their asking price at a high level. Most of us, out of convenience at the time, did not move out. However, this year we could have done so, and as a result LD Management dropped the bachelor villa rate to 70,000 SAR per year (inclusive of utilities and internet). Needless to say that Aramco was paying 60% more. So, if you are interested in checking the Villas, contact directly the compound at 050 587 6327 (Ric is the supervisor; he is from the Philippines and rather responsive). Do mention that you are related to Aramco, as they see this as a sign of stability and long-term prospects. Lastly, feel free to pm me if you need any additional info; and to avoid any misunderstandings I have zero benefit from this. Denos p.s: to moderators, if you think this post is better placed at an existing thread, please kindly move it there as needed (e.g. the thread on local compounds is locked).

Good post... I will give Ric a holla. I remember last year I told him it doesn't make sense they keep the price of the villas high and I like their lap pool We've been telling him a year now...but it wasnt really his call; he is just an employee. I ran, a month ago, into one of the officers of the company that manages the Compound, and raised the same point. He admitted that they were slow in realizing that the market is changing. Well, i think now that at this rate the price is attractive, and who knows, if the market continues like this, it could be further reduced next year. Lastly, if you can, do mention to him that you saw about the price drop in the Aramco forum, as it'll make him look good to his Manager that he is trying hard to get some clients back.

I talked to Ric this past week and current prices remain, as in, there is no additional nor new deal for Aramcons.

I talked to Ric this past week and current prices remain, as in, there is no additional nor new deal for Aramcons. 70k for a bachelor Villa? This is the current price at least; and I can say in full confidence, that the price a year ago was 90k, and what was charged to Aramco before, was even higher (note: both prices are inclusive of all utilities and internet).

o Omega
Thank you for your information above. I'm moving out of my current compound in November and I would like to move to Las Dunas. The villa they said was available was one thats at the southern end of the bachelor villas - which is quite close to one of the bars on that side of the compound.
I'm just wondering if you can help me with your opinion - Do you think that villa would hear lots of noise from the bar during the evening on weekends if the bar is open? // Is that bar noisey in general??
Thank you

Thank you There seem to be currently more than one bachelor villas available/vacant on the compound, so i think you will have some choice. Having said that, generally the part of the compound that has the Bachelor Villas is not really affected by any sounds etc. So i wouldn't consider this an issue.I'm not sure which exactly villa they gave you, but if it's B11 (If i remember correctly it has recently become vacant), then it is a good one (corner, with privacy).

Further to the note below (from August), Las Dunas has now further decreased the price to 65,000 SAR per annum for Bachelor Villas. This is an all-inclusive price i.e. it includes internet, utilities and furniture. There is also a similar offer (but naturally at a higher price) for family units (3-bedroom). For more details, please contact directly the Compound at 050 587 6327 (Ric is the coordinator's name). You can cite this forum as the source, as it helps if you are related to Aramco; however, the Compound is open to all. Las Dunas is considered one of the best private compounds in the market, and at this price the value-for-money ratio is high. There are cheaper options out there, but they are essentially a different "product" i.e. apartments in a complex, often with a run-down and abandoned feeling; if you look for a place with a vibrant community, excellent and well-maintained facilities and a location close to Aramco & Khobar's Corniche, then this is it. Lastly, this is obviously a good offer for whoever is currently living outside the Main Camp. Unfortunately, as the Aramco's allowance (i.e. the RAA) is no longer available for either current or prospective Aramcons, Las Dunas (or for that matter any other compound) will not be a (practical) choice.
